Pinyon Environmental, Inc. conducted a Limited Phase II Environmental Site Assessment on behalf of a private investment company for a 4-acre vacant property in Littleton, Colorado. Pinyon’s investigations confirmed that the site’s groundwater was impacted by historical petroleum releases originating from an adjacent gas station. Field efforts included advancing soil borings, collecting groundwater and soil vapor samples, and comparing analytical results to applicable Colorado Department of Labor and Employment, Division of Oil and Public Safety (OPS) and EPA risk-based screening levels. At the conclusion of the environmental studies, Pinyon supported the private investment company by providing expert witness services including trial testimony. These services established that petroleum releases from the adjacent gas station directly affected groundwater beneath the subject property, contributing to diminished property value.
